Construction Project Management Services
The Fazen Organization, Inc. (FAZEN) provides Construction Project Management Services. We will represent building owners and tenants, coordinating the PLANNING AND DESIGN; CONTRACT AWARD; CONSTRUCTION; and COMPLETION phases in the following manner:

PLANNING AND DESIGN PHASE

Meet with the Owner's staff to define the plan, general work criteria, timing and cost parameters.

Assist in the formulation of the complete design team. If necessary, make recommendations concerning engineers and other special consultants uniquely qualified to address the Project.

Consult with the Owner and make recommendations concerning contracts for each of the design professionals and consultants selected. Insure the best interests of the Owner are protected in every case.

Assist and advise the Owner in scheduling realistic time frames for all phases, but most particularly the planning phase. At the direction of and in constant consultation with the Owner, guide and coordinate the planning and design efforts of the project team, assuring adherence to the schedule and budget.

Pursuant to coordination with and guidance from the Owner, consult with, advise, and assist the architect engineers and consultants in planning for the Project construction.

Actively participate in Project Meetings, representing the Owner's interest and providing written summaries of the proceedings.

Review the architectural, mechanical, electrical, and structural plans and specifications as they are developed, and advise and make recommendations to the Owner with respect to such factors as construction feasibility, possible economies, availability of materials and labor, time requirements for procurement and construction, and projected costs. Review plans with a focus on how the project design will effect future cost effective and efficient building operations.

Assist in the coordination of all sections of the drawings and specifications without assuming architectural and engineering responsibilities for design.

Recommend timely purchases to expedite the procurement of long-lead items and allow for delivery by the required dates.

Review plans and specifications with the architect and engineers to eliminate areas of conflict and duplication in the work to be performed by the various contractors


Prepare a progress schedule for all Project activities by the Owner, FAZEN, architect engineer and contractors.

Monitor the schedule closely during the design phase of the Project and be responsible for providing all parties with periodic reports on the status of the work with respect to the design schedule.

In coordination with the Owner, architect and engineers, prepare a budget estimate based on the Project plans and specifications.


CONTRACT AWARD PHASE

Make recommendations to the Owner, architect engineers and General Contractor or Construction Manager regarding the division of work in the plans and specifications to facilitate the bidding and awarding of contracts taking into consideration such factors as time of performance, availability of labor, overlapping trade jurisdictions, provisions for temporary facilities and so forth.

Assist in the solicitation of competitive bids on the work as drawings and specifications are completed. Review all bids and make recommendations for selection of General Contractor or Subcontractors as necessary.

Recommend direct Owner purchases of material and equipment as appropriate in order to reduce overhead costs.

Recommend direct Owner contracts with subcontractors (HVAC, Electric, Telecommunications, etc.) as appropriate.


CONSTRUCTION PHASE

Insure the maintenance of competent contractor supervision at the jobsite to coordinate and provide direction to the work and progress of the trade contractors on the Project.

Inspect the work as it is being performed, until final completion and acceptance by the Owner, to assure that the materials furnished and work performed are in accordance with working drawings and specifications.

Establish on-site organization and lines of authority in order to carry out the overall plans of the construction team.

Establish procedures for coordination between the Owner, FAZEN, architect engineers, consultants and contractors, with respect to all aspects of the Project.

Establish and implement procedures, in cooperation with the architect and engineers that are to be followed for processing all shop drawings, catalogs, and other Project papers.

Insure the establishment of effective programs relating to safety, jobsite records, labor relations, and progress reports.

Review and process all applications for payment by contractors and material suppliers.

Make recommendations for and process requests for change in the work and maintain records of change orders.

Insure the scheduling and conduct of job meetings and the orderly progress of work.

Refer all questions relative to interpretation or design intent to the architect or engineers.

Review and refine cost and time estimates as construction proceeds. Advise the Owner if it appears that the budgeted targets and/or completion dates will not be met.


COMPLETION PHASE

Assist in compiling a "punch list" for work to be completed and oversee final completion of the project.

Review requests for final payment and recommend disposition to the Owner.

Insure warranties and maintenance manuals for all equipment are delivered to the Owner.

Provide Owner with an administrative history of the project including meeting notes, change orders, progress payments, contracts, etc. concerning the project.
